What this site is.We publish free guides and calculators about US rental property tax. Using them is free and you don’t need an account.
This is not tax advice. Nothing here is tax, legal, accounting or financial advice, and reading it does not create any professional relationship between us. We are not accountants and we do not prepare or file returns. Your circumstances are specific to you and only a qualified professional who has seen your actual position can advise on them.
The calculators produce estimates.They are deliberately shown as ranges, because they are simplified models. They do not know your full income, your filing status, your prior-year positions or your state’s treatment in detail. They are a starting point for a conversation, not a computation of what you owe. Do not file, sell, buy or make any other decision on the basis of a figure from this site alone.
We try hard to be accurate, and we may still be wrong. Tax law changes, and published guidance is sometimes revised or reinterpreted. Every figure on the site traces to a published government source, and we correct mistakes quickly when they are pointed out — but we give no warranty that the content is complete, current or correct, and to the fullest extent the law allows we accept no liability for any loss arising from reliance on it. If you spot something wrong, please tell us.
Specialist introductions are optional. If you choose to be introduced to a professional, we pass the details you give us to one firm so they can contact you. You pay us nothing. The firm pays us a fee for the introduction — see the privacy page for how that works. We are not a party to anything you go on to agree with them, we do not supervise their work, and their advice is theirs.
Content and use.The guides, calculators and underlying data are ours. You are welcome to read, print and share links. Please don’t scrape, republish or resell the content, or use automated means to extract it in bulk.
Changes. We may update these terms as the site develops. Continuing to use the site after a change means accepting the updated version.
Governing law. These terms are governed by the laws of the Commonwealth of Massachusetts.
